Tulsa Real Estate Market Inventory Analysis for the Tulsa MSA during July 2016 indicates the market is tightening up as inventory shrinks since last month. Over the past year, our inventory of homes for sale has decreased just slightly. Average sales price has increased and the cumulative days on market has also decreased since last month. Since last year the average sales price has increased, while the average days on market to sale has also decreased.

From data provided by the Greater Tulsa Association (the Tulsa MLS) the following statistics were compiled by RE STATS Inc. for the Area delimited by the following Northeast Oklahoma counties:

  • Okmulgee County
  • Osage County
  • Pawnee County
  • Rogers County
  • Tulsa County
  • Wagoner County

Active Inventory: As of July 31, 2016 = 5,763

Closed Listings: 1,341 (down 5.43% below a year ago)

Pending Listings: 1,390 (up 3.27% above a year ago)

New Listings: 2,069 (down 18.86% below a year ago)

Average List Price: $191,347 (up 2.83% above a year ago)

Average Sale Price: $186,636 (up 2.92% above a year ago)

Average Percent of List Price to Selling Price: 97.51% (down 1.77% below a year ago)

Average Days on Market to Sale: 38.30 days (down 12.45% above a year ago)

End of Month Inventory: 5,763 (down 0.17% below a year ago)

Months Supply of Inventory: 5.01 months (down 0.84% below a year ago)

Months Supply of Inventory (MSI) Decreases

The total housing inventory at the end of July 2016 decreased 0.17% to 5,763 existing homes available for sale. Over the last 12 months this area has had an average of 1,149 closed sales per month. This represents an unsold inventory index of 5.01 MSI for this period.

Average Sale Price Going Up

According to the preliminary trends, this market area has experienced some upward momentum with the increase of Average Price this month. Prices went up 2.92% in July 2016 to $186,636 versus the previous year at $181,338.

Average Days on Market Shortens

The average number of 38.30 days that homes spent on the market before selling decreased by 5.44 days or 12.45% in July 2016 compared to last year’s same month at 43.74 DOM.

Sales Success for July 2016 is Positive

Overall, with Average Prices going up and Days on Market decreasing, the Listed versus Closed Ratio finished strong this month.

There were 2,069 New Listings in July 2016, down 18.86% from last year at 2,550. Furthermore, there were 1,341 Closed Listings this month versus last year at 1,418, a -5.43%decrease.

Closed versus Listed trends yielded a 64.8% ratio, up from last year’s July 2015 at 55.6%, a 16.56% upswing. This will certainly create pressure on an decreasing Month’s Supply of Inventory (MSI) in the following months to come.
